First Time Buyer
On behalf of my family, I would just like to thank WPP Financial Services for helping us buy our new home. To say our circumstances were difficult is an understatement. Our main issue was not the amount of money we were earning, but how we were earning it. My wage relies heavily on regular overtime, and some banks did not take kindly to this. Mr Welton would not accept this and continued to search for a bank, who would be prepared to lend us the money.Michael Welton has been a complete rock throughout the process, and extremely professional in everything he has done for us. We just found the company so supportive, and when the mortgage approval actually came through, Mr Welton was just as happy as us.Many times myself and my wife, believed the mortgage would not go through, but Mr Welton told us he would find us the mortgage we needed, and he has totally delivered on his promise. It took us about 6 months to find the perfect home, and the right mortgage, and I would regularly call Michael up thinking the worst, but by the end of the call I had been reassured. He almost became my Agony Aunt.We will continue to use the company to re-mortgage, as they basically do all of the hard work for the customer. First Time Buyer
Before we started on this journey we had absolutely no idea about mortgages or even an inkling as to how much we could borrow, so initially that was the sole purpose of our meeting with David at WPP. We really just wanted to know how far away we were from our dream.
However, at the end of our first meeting we had smiles on our faces! We were looking at a shared ownership property and that first meeting with David was nothing but positive, it looked as if we would get our dream a lot sooner than we thought! My husband and I were a bit apprehensive about getting financial advise as we often wonder if they really have your best interests at heart, but from the moment we met David he made us feel at ease, he was professional but didn’t try to baffle us with financial terms, he explained everything fully and made sure we understood every process. We took his advice and we are happy with the products we have. Trusting WPP with the purchase of our first home was the best decision we could have made, and when the time comes to remortgage or move on, David will be the first call we make.

Buy-to-Let Mortgage
I am a property developer with a small buy to let portfolio. I decided to refinance two buy to let properties in order to purchase a house at auction. Initially I looked on line, this lead to 2/3 month wild goose chase including two failed surveys. Both properties turned out to be HMO’s under recent legislation and I clearly needed specialist help.
On the recommendation of my next door neighbour I made an appoint with Michael Welton. Upon meeting Michael it was immediately apparent he was on top of his brief. He identified who would lend on my properties and set about gathering all the necessary information and completing the application forms.
Everything ran smoothly, surveys where carried out and mortgage offers where issued. One of the mortgages has completed and the second one will complete in the next week. I first met Michael on May 2nd, he has delivered everything he said he would. I could not recommend him more highly.

What was the reason you contacted me? We wanted help with mortgage advice and getting some idea of whether a move was financially possible. Michael was able to give us a hypothetical idea of what we would be lent and could afford which turned out to be very accurate when our decision in principle came through.
Before you met us, what concerns might you have had about obtaining financial advice? We didn’t have any concerns but never really considered it, I wish we had when we were first time buyers and so glad we did this time. I would always choose one, specifically Michael and his company any time we need mortgage advice in the future.
What made you choose me to do business with? A recommendation from my brother who had recently used Michael’s services to remortgage his home.
How did I solve your problem? Our biggest problem was that I was on maternity leave so we were very unsure whether a move would be possible. Michael was able to use his knowledge and expertise to know which banks would be more likely to lend to us.

How would you summarise the experience? Given how tricky we found the mortgage process as first time buyers, we were apprehensive. However, it couldn’t have been easier with Michael. We couldn’t quite believe how simple it all seemed and it really was worth every penny.
What type of client would benefit / benefit the most from my services? Almost anyone but I would say first time buyers who might not feel they have a choice but should see what the market can lend them rather than one bank.
